Ninety One
JAC Group provided project management services for Ninety One (previously Investec Asset Management) for their 120,000 sq ft fit-out at 55 Gresham Street. Set over eleven floors the project is a true testament to the collective commitment of all involved.
JAC Project Management oversaw the close-out of the base build works, allowing close monitoring of timings, commissioning and validations.
The building was handed to the team mainly in a shell and core condition with several floors presented at CAT A to assist with the marketing of the space.
The briefing process and appointment of the wider team was done at pace to allow for a full years design and coordination to be carried out. The professional team was extensive and varied to encompass the requirements of Ninety One and the building.
Emphasis was placed on achieving a sustainable space via a well-thought-out and considered design. Twin & Earth were appointed to oversee the BREEAM accreditation of which Excellent was achieved, together with the lighting and materials being in line with SKA offices and a bespoke Ninety One health and wellbeing inspired accreditation.
Full catering kitchens, with an interlinking service lift, were installed on the eighth and ninth floors servicing the meeting room suite and terrace restaurant and BBQ respectively. Impressive views from the ninth floor over St Paul’s Cathedral make this a perfect place to unwind at lunchtime, to meet with colleagues, or to host an informal meeting. Chapel Consulting oversaw the specification and coordination of the kitchens.
Two extremely impressive staircases were installed in the scheme requiring structural input to ensure the integrity of the building. A gym on the lower ground floor and a flexible presentation suite with complex audio-visual, sound, and acoustics on the ground floor make this project one of the most complex and impressive the team has had the privilege to work on.
JAC Group project managed a traditional procurement route for the fit-out, coordinating a professional team including property advisors, Devono Cresa, architects HLW, mechanical and electrical consultants Hoare Lea, and audio visual/ security/ infrastructure consultants MiX. The construction programme was 40 weeks.
