Ninety One, formerly Investec Asset Management, appointed JAC Project Management to deliver the full Cat B fit-out of 55 Gresham Street, a 120,000 sq ft workplace set across eleven floors in the City of London. The project was procured via a traditional route and represents one of the most complex and ambitious schemes JAC has delivered.
JAC oversaw the close-out of base build works from the outset, allowing close monitoring of timings, commissioning and validations before the fit-out programme commenced. The building was handed over largely in shell and core condition, with several floors presented at Cat A to support marketing of the space. The briefing process and appointment of the wider professional team was carried out at pace to allow a full year of design and coordination.
Sustainability was central to the brief, with BREEAM Excellent achieved alongside lighting and materials specified in line with SKA offices, and a bespoke health and wellbeing accreditation developed specifically for Ninety One.
Standout features include two structurally engineered internal staircases, a lower ground floor gym, and a flexible ground floor presentation suite with complex audio-visual, sound and acoustic requirements. Full catering kitchens with an interlinking service lift were installed on the eighth and ninth floors, serving a meeting room suite and a terrace restaurant and BBQ with views across to St Paul’s Cathedral.
The project achieved BREEAM Excellent, delivering a workplace that sets a benchmark for sustainable, high-specification office design in the City.
