Ryan Specialty appointed JAC Project Management to deliver the Cat B fit-out of floors 3, 4 and 6 at 25 Fenchurch Avenue, consolidating three London offices into a single 44,500 sq ft workplace in the City. The project presented a significant coordination challenge, bringing together teams from multiple acquired businesses into one cohesive environment while maintaining an existing way of working.

JAC provided project management and cost consultancy services across the full project lifecycle. The existing Cat A space required substantial refurbishment, with several building systems at end of life upgraded as part of the works. A key structural element was the installation of an internal staircase connecting the third and fourth floors. Superior landlord approvals across all legal items, LTA sign-off for the structural works, and wayleave and fibre delays were among the principal risks actively managed throughout delivery. The main client stakeholders were US-based, requiring careful governance and communication across time zones.

Standout spaces include a reception area, a boardroom, and a broker’s lounge designed to support both client hospitality and day-to-day staff use. The workplace was designed with future headcount growth in mind, providing long-term flexibility as the business continues to expand following recent acquisitions.

The project achieved SKA Silver accreditation.
